Between new plantings and “hard” cutbacks to restore vigor to older plantings, we may look a bit like a veteran hockey player for a few months, with some teeth missing. Fountainhead is a two-story, all-ages condominium community designed around a chain of distinct settings defined by ponds, canals, fountains, and surrounding landscape. Building views are oriented toward landscaped interior spaces, creating a lush, private environment. Plantings, fountains, and building orientation are all designed to maximize residents' privacy.
Constructed with stucco exteriors, tile roofs, and Mediterranean-inspired building accents, the community reflects a design approach that emphasizes structure, materials, and verdant central space. No vehicle parking intrudes on any unit's primary views.
The Association maintains fully funded reserve and operating budgets and has completed major capital improvements in recent years, including the elimination of deferred maintenance across core building systems. Consistent, regular long-term planning and reserve analysis support predictable ownership costs and reduce the likelihood of unexpected assessments.
As a two-story condominium community, Fountainhead is not subject to Florida’s SIRS “engineering study” requirements. The Association nevertheless follows comparable planning discipline, maintaining reserves and conducting ongoing engineering inspection and capital analysis to support long-term stability.
In addition, the Association maintains, repairs, and replaces a number of elements that are owner-responsibility in many condominium communities, including exterior doors, windows, and key building systems. This reduces owner effort and improves quality and consistency across the property.

Fountainhead is located on Southern Indian River Boulevard, minutes by car from South Beach, Riverside Park, and local shopping and services. The planned Three Corners mixed-use project, expected to include shops, dining, a hotel, and marina with youth sailing school, is within walking distance. We're just South of the city limits, with a Vero Beach address: Indian River County provides our public services.
The Lagoon Greenway, across the street, provides access to even more protected natural environment (pine, oak, and mangrove forest/swamps), featuring 2.8 miles of walking and biking trails (also suitable for all-terrain strollers), water views, and kayak access to the Indian River Lagoon.
Our community values responsible fiscal management, a well-kept environment, civil and considerate neighbors, and freedom for residents to balance engagement and privacy as they prefer. Small pets are permitted in accordance with Association Pet Policies.
Fountainhead is a privately owned community, managed by Elliott Merrill Community Management. Sales are handled by individual owners and their agents. A limited number of annual and seasonal rentals are permitted, subject to Association policies. Short-term rentals, including Airbnb, VRBO, and similar platforms, are not permitted. Prospective buyers should also consult a Realtor, rental agent, or listing service for complete information.
There is no sales office: to visit the property, arrange a visit to a unit listed for sale. Fountainhead is often a good fit for buyers who value responsible fiscal management, including transparent budgeting, fully funded reserves, disciplined capital maintenance, and a stable, well-managed condominium environment.
